  • Assessing if any occupants are more vulnerable to infection due to age, health conditions, or weakened immune systems.

If risks are found to be minimal and control measures are in place, no further action is needed beyond periodic reviews to ensure continued compliance.

What is a Legionella Risk Assessment?

A Legionella Risk Assessment evaluates the likelihood of Legionella bacteria developing within water systems, identifying risks and recommending control measures to prevent outbreaks.

Steps in a Legionella Risk Assessment:

  1. Site Survey:A qualified assessor inspects water systems, including hot and cold-water tanks, showers, and cooling towers, to identify potential sources of Legionella growth.
  2. Hazard Identification:The assessor looks for conditions that promote Legionella growth, such as stagnant water, biofilms, or temperatures between 20°C and 45°C.
  3. Risk Evaluation:The level of risk is determined based on potential exposure to contaminated water droplets and the vulnerability of individuals in the building.
  4. Review of Control Measures:Existing maintenance, cleaning procedures, temperature control, and water flow management are evaluated.
  5. Remedial Actions:Recommendations are provided to mitigate risks, such as improving temperature controls, removing stagnant water areas, or modifying system design.
  6. Monitoring and Records:Guidance is given on implementing regular monitoring, water testing, and maintaining detailed records.
  7. Documentation:A comprehensive report summarising findings, risks, control measures, and ongoing monitoring plans is prepared.

Legionella Risk Assessments in the UK must be carried out by qualified professionals familiar with regulations such as the Health and Safety Executive’s Approved Code of Practice (ACOP) L8.
